Asphalt Crack Sealing

Crack sealing is an affordable and effective method of protecting your asphalt. In the Midwest, we experience freeze/thaw cycles. These cycles expand and contract the subgrade which causes hard surfaces such as driveways, parking lots and patios to move and shift creating random cracks. Once a crack is created, it will continue to grow. It will also allow moisture to penetrate the subgrade through the crack. That moisture will freeze and thaw and the process will continue to worsen. The sooner the cracks are sealed, the better. The professional crack sealing methods used by McFadden provide an effective first defense against pavement deterioration. Early and proper sealing of cracks keeps water from entering the opening and weakening the base or subbase. In most cases, we rout or saw the cracks open so that a proper amount of material can be applied. We use a rubberized hot pour crack sealant that will bond to the sides of the crack and will flex during the expansion and contraction process, keeping the crack sealed from more moisture. If the cracks have been previously filled, the routing or sawing process cannot be accomplished. Therefore, we pour over existing material, essentially creating a band-aid over the crack. When crack sealant is properly applied, it can effectively double the lifespan of pavement and significantly delay costly resurfacing.
