Asphalt is extremely durable but over time, if maintenance is not performed, it naturally declines as cracks present themselves and deepen, allowing water to penetrate. Potholes and broken areas can then increase and the next thing you know it is beyond any maintenance fixes. If neglected for long periods of time, removal and replacement or overlays are the best and sometimes the only options.

Asphalt overlaying is a more cost-effective approach as long as the existing asphalt to be overlayed is stable. An overlay may be an option when the existing pavement is showing signs of aging but not enough to warrant an entire removal and replacement. Since the removal process is not needed, the process of overlaying is quicker and more affordable. Milling of the existing asphalt is usually involved whether it is the entire area to be overlayed or the transition areas, entrances, sidewalks or curbs and gutters. A typical overlay is two to three inches deep of new asphalt.
Asphalt removal and replacement is a complete renovation of your existing asphalt. This happens when your existing asphalt is so unstable that overlaying is not an option or if your existing lot was not built for your current needs.
